1. When will construction commence on Mode Tache and when will the project be ready for occupancy?

Construction has already begun, with first occupancy slated for February 2013.

2. Who are the developer, designers and contractor for Mode Tache Condominiums?

StreetSide Development Corporation a division of the Qualico® Group of Companies is both the developer and the general contractor for this project. The design team consists of David Goyer Architecture, Lavergne Draward & Associates (structural engineer), Williams Engineering Canada (mechanical and electrical engineers), and McGowan Russell Group (landscape architects).

3. What kind of security is being provided at Mode Tache Condominiums?

Access to the building will be via secure interphone located at the building entry, and through the common terrace door. Closed circuit TV will monitor all building entry points including the lower level parkade. This does not include the parkade stairwell exit door. Deadbolts and peep holes will be installed in all suite entrance doors. All suites are pre-wired for suite security systems. Note however, that residents are responsible for the purchase and installation of their private security systems. Programmable key fobs will be used to access the parkade and proximity tags will be used to access the main entry.

4. What kind of fire protection is being provided at Mode Tache Condominiums?

The building has a comprehensive fire alarm system and a full fire suppressing sprinkler system. Early detection, hard wired, in-suite, smoke and heat detectors are installed in each condo. Emergency exit lighting and emergency stairways are located centrally within the building.

5. Will there be a resident caretaker at Mode Tache?

Mode Tache will be professionally managed by Rancho Realty Services. An offsite manager will offset the costs associated with a resident caretaker.

6. What type of foundation and building structure is used to construct the Mode Tache building?

The building has a precast concrete pile foundation with the lower parking garage having concrete walls, ramp and floor. A concrete floor separates the parking level and the main floor level of the building. The 4 storey building is wood framed from the main floor to the roof. Engineered wood floor joists will be used for the floor systems and a double wall system dividing all adjacent units.

7. What materials will be used on the exterior of the building?

A brick wall façade conceals the basement walls above grade. The structure will be finished with an acrylic stucco insulated finish system and coloured corrugated metal siding. The building will have a Typar® building wrap system. The wood framed balconies have a Tuffdek® membrane. There are wood framed roofs above the 4th floor balconies. Some main floor units have large walk out terraces with concrete paving stones. A mix of glazed aluminium and picketed aluminium railings enclose the balconies and terraces.

8. What level of soundproofing can be expected at Mode Tache?

All floor and wall soundproofing requirements are built to exceed the building code requirements. The walls between the suites have an STC rating of 57 and are constructed of a double wood stud wall with a layer of drywall, wood sheathing, and insulation on each side with a 1" air gap in between. The floors have an STC rating of 50 and are constructed of engineered floor joists with mineral wool insulation between floors, concrete floor topping, resilient channel, and 5/8" drywall. The STC rating of the floors in suites 200, 300, and 400 will exceed 50 and are constructed of engineered floor joists with mineral wool insulation between floors, concrete floor topping, sound deadening mat, resilient channel, and 5/8" drywall. All hard surface flooring will be installed on underpad.

9. What are the advantages of selecting my Mode Tache Condominium before or during the construction process, and are Mode Tache purchase prices going to increase during the construction process?

There are numerous advantages and benefits associated with purchasing your Mode Tache Condominium home as quickly as possible. Purchasing in the pre-construction phase ensures that you are purchasing at the lowest possible price for the project. For Mode, there will be significant savings incentives for those who purchase prior to the onset of construction! Furthermore, condominium prices in new developments typically rise throughout the building and selling cycle of the project, increasing value for owners even before they move into their new home!

In addition to cost savings there is also increased choice…the sooner you make the decision to purchase your Mode Tache Condominium, the better your chance of getting exactly your desired unit type and location. Purchasing early also provides homeowners with the opportunity to customize their new condominium with the style of flooring, cabinetry, countertops and other finishes they most prefer. Once building commences, the opportunity to make changes to the units are greatly reduced.

10. Can I customize my new condominium home at Mode Tache and what options are available and pre-priced for my review and consideration?

If you select your new Mode Tache condominium home prior to construction commencement, you may customize certain aspects of the interior finishes. The standard spec includes a number of upgrade packages that have been pre-selected for the suite. Therefore each upgrade will be reviewed and priced separately. If you are looking for custom interior finish options that are not pre-packaged we can arrange for a meeting in our design centre with our design consultant.

11. Can I have laminate floors?

The standard spec provides for vinyl in the entry, bathrooms and kitchen and carpet in the living room and bedrooms. Laminate flooring will be available as an option if you purchase your suite during the early stages of construction. Please contact our Sales Representatives for exact dates. Engineered hardwood floors are not recommended.

12. What is the heating system at Mode Tache?

Each suite will be equipped with its own central heating and air conditioning unit located at the ceiling of the mechanical room or within the ceiling at the main entry area. (Air conditioning condensing units are located on the roof of the building.)

13. Is Mode Tache equipped with an elevator?

The building is equipped with one elevator situated near the front entrance which also serves the lower level parking level.

14. What are the Common Element Fees at Mode, and what do they pay for?

The comment element "condo fee" will be based on your pro-rated share of the common element expenses of the building. The estimated condo fees are available upon request and may vary between suites.

Common element costs include all "common elements" or shared costs including (but not limited to) common area heating and cooling (including parkade) maintenance, grounds keeping and landscaping, service contracts for the elevator and safety equipment, professional management and janitorial costs, building insurance, (owners require separate condominium contents and betterments insurance), snow and garbage removal, lights, power and telephone in the common areas, in-suite and common area water and sewer, as well as replacement and maintenance reserve charges etc. Residents pay separately for telephone, in-suite hydro, cable TV, contents insurance, and property taxes.

Each suite is individually metered for electricity which will enable condominium owners to control and monitor consumption.

15. What common area features will be provided at Mode Tache and will I/we have to pay extra to use or reserve these spaces?

There will be a large common main floor terrace. Typically this space can be reserved at no extra charge; however management of the space and determination of costs and policies will ultimately be set collectively by the condominium owners.

16. What type of parking is provided? How many parking stalls can I have?

One underground heated parking stall is included in the purchase price of your condominium. There will be a limited number of additional parking stalls available for purchase. Owners will have the option to purchase parking and or storage lockers as supply permits. Please contact one of our Sales Representatives for further information.

17. Are appliances included in my purchase price at Mode Tache?

An appliance package option of 6 appliances including a refrigerator with bottom freezer, a range with a ceramic cook top, an over the range microwave, a built in dishwasher plus a stacked washer and dryer option is available for purchase.

18. Do Mode Tache condominiums come with balconies?

There are some suites that include either a balcony or a ground floor terrace. Please see the sales representative for availability of these suites.

19. What are the advantages of a condominium and how does condominium ownership work?

A condominium is a legal form of shared ownership, where the owner holds title to the individual apartment home, and a shared interest in the building and grounds common elements. A condominium allows for the financial benefits of ownership while leaving the chores of property upkeep and maintenance to our professional property managers. Residents will purchase their condominium homes outright, and pay a monthly "condo fee" to fund all shared common area expenses. Additionally, the condominium corporation will also save the individual owner money on longer-term upkeep of the building, such as roof maintenance, because the cost is shared by all residents.

20. As a unit owner will I have any part to play in the on-going operation and management of Mode Tache?

The project will be professionally managed by a Rancho Realty Services who will work directly for the Condominium Corporation Board of Directors. As a unit owner in the building, you have voting rights in your condominium corporation. An annual general meeting of all unit holders will be conducted to review the business of the corporation. You may participate in the management of the project to a greater extent, if you wish to stand for election to the Condominium Corporation's Board of Directors.

21. Have Rules and Regulations been established for residents of Mode Tache?

The rules and regulations will be described in detail in the project condominium documents and by-laws. Every condominium project has rules regulating the use of the common elements, policies, balconies, improvements etc.

22. Can I purchase a condominium home at Mode Tache and rent it until I am ready to occupy it myself?

You may rent your condominium provided you comply with all rules and regulations of the condominium documents.

23. What type of insurance will I require with respect to my new condominium home at Mode Tache?

The condominium corporation will provide insurance for the overall building. Owners will require separate condominium unit owners insurance on their contents and any upgrades and improvements.

24. What are my real estate taxes likely to cost at Mode Tache?

The City of Winnipeg will not confirm property taxes; however the range is estimated to fall between $1,800 and $2,900 per annum.

25. Is the GST included in the purchase price?

The purchase price has been presented with net GST included in the purchase price. The rebate is initially paid out by the builder and subsequently credited back to them.

26. Which Mode Tache condominium homes are still available?

27. Is Mode Tache an age restricted condominium?

The Mode Tache condominiums were designed and are suitable for all ages and consequently there is no age restriction at Mode Tache. While visiting guests stay at the discretion of each individual owner, the rules will specify that guests cannot reside at Mode Tache for periods exceeding 30 consecutive days without approval of the Condominium Board. Please see the condominium documents for more detailed information.

28. How can I reserve a new condominium home at Mode Tache and when will I have to make payments with respect to my purchase?

You can reserve the condominium home of your choice from those still available today, by completing a Mode Tache Suite Reservation Form and returning it to our sales agent together with a refundable deposit of $5000. The project sales documents and condominium declaration and by-laws will be provided to you in the near future at which time you can convert your Reservation into a firm Offer to Purchase. When you make your Offer to Purchase, a further deposit will be required. The balance of your purchase price will be due just prior to occupancy. 29. What are the prices at Mode Tache?

30. Is smoking allowed at Mode Tache?

In accordance with provincial by-laws, smoking is not permitted in any of the common areas.

31. Are pets allowed at Mode Tache?

The project by-laws and declaration will describe the rules in detail; however two dogs or cats are permitted at Mode Tache. All pets must be registered with the board.

32. How will I dispose of my garbage and recycling at Mode Tache?

There will be an indoor garbage and recycling area accessible from within the parkade.

33. What type of roof will the building have?

Mode Tache has a flat roof with a 15-year warranty EPDM membrane.

34. What kinds of windows are being used?

The windows and sliding balcony doors are vinyl dual glazed, argon gas filled, and have a Low-E coating.

35. Can I choose the type of kitchen cabinets for my unit?

Flat Panel Melamine cabinets are standard at Mode Tache. Residents my choose from a range of optional or upgrade cabinet styles prior to construction. Please see our sales team for added information.

36. Can I choose the paint colours for my unit?

The unit interiors at Mode Tache will be painted in a standard neutral colour. Walls are coated 2 times (1 prime coat and 1 finish coat of acrylic latex) and trim and interior doors are finished with surface primer and 1 coat of semi-gloss finish. Paint colour options are available within option packages and are available as a custom upgrade upon request. All paint colour options are only available in a 3 coat system.
